From first meeting to move-in
A full custom home usually takes about 14 to 20 months from the first design meeting to the certificate of occupancy. Here's where that time goes.
Phase lengths are typical for custom homes in the Austin area (2026). Permits move faster in many unincorporated counties, and smaller or simpler homes build faster. Nationally, a new single-family home averaged 7.6 months from construction start to completion in 2024 (U.S. Census Bureau data, analyzed by NAHB).

Paying for it, and where it goes
How a construction loan works
Most custom homes are financed with a construction-to-permanent loan: one loan that pays for the build and then becomes your mortgage.
- One application, one closingYou close once, before construction starts.
- Paid out in stagesThe lender releases money to the builder as milestones are finished: foundation, framing, interior.
- Interest only while we buildYou pay interest only on what's been drawn so far, so payments start small.
- Becomes your mortgageWhen the home is done, the loan converts to a regular 15- or 30-year mortgage.
Down payments are often 20% or more, and terms vary by lender. If you already own your land, ask your lender whether its value can count toward the down payment. We can work with your lender's draw schedule.

Frequently asked
Do you build on land I already own?
Yes. We build on your land anywhere in Texas and Tennessee, from city lots to rural acreage. We'll walk the site first so well, septic, driveway and utility costs are in your estimate from the start.
Can I change one of your floor plans?
Absolutely. Our floor plans are starting points. We move walls, add rooms, change the garage or flip the layout to fit your lot and the way you live.
Can I bring my own plans?
Yes. Send them over and we'll review them, price them, and suggest changes that save money or fit your lot better.
Barndominium or a traditional stick-built home?
A finished barndominium usually costs less per square foot and gives you big open spans. Traditional framing is easier to change mid-build and fits more neighborhoods' rules. Compare framing types in our materials guide.
How long will my home take?
Plan on roughly 14 to 20 months from the first design meeting to move-in for a full custom home. Simpler homes, barndominiums and homes in counties with quick permits often move faster. See the timeline.
